My site is www.englishlistening.com I have a buyer that would like to see the backend. How do I do that without any risk of the buyer stealing the site?

Hmm, that’s a tough one. What you can do is show him bits of the code. You can share them via a pastebin or some other form that closes after one or two openings. Having said that, do not show him the whole website and maybe not the database.
Another solution would be entirely different which is not related to your website but rather a contract. Create a contract which states that he can’t steal what he sees and have him sign him. You can turn to a lawyer to help you with that.
